Im not in foreclosure so why would I want to sell my home quickly?

What is foreclosure anyway?

Foreclosure is a legal process that can be initiated by your mortgage lender if you miss two monthly payments. What it means is that your house can be reposessed by the lender and sold out from under you, possibly leaving you with nothing. It may sound unfair especially if you've made lots of payments already, but your lender has the legal right to do this.

What do I do when I hear that my house is "in foreclosure"?

First, dont panic! Even if it seems hopeless, there are options you can consider. When you keep a clear head you can make a decision that can stop the foreclosure process.

What are my options, besides selling my house?

Refinancing (which means getting another loan), borrowing from friends or family, declaring bankruptcy. However, if you are already behind on payments,one of these options will help you catch up. Its important to have a realistic view of what you can afford now and in the future, particularly if you're already in over your head. Why dont I just list with a REALTOR and let them sell the house?

Theres no guarantee that your house will sell or how long it will take, particularly when the market is not so good. While the REALTOR is focused on finding a buyer, you have to continue making mortgage payments, so you're still moving closer to losing the house through foreclosure. If they dont find a buyer quickly, you may actually be in a worse position than you started with, because you'll be deeper into the foreclosure process and deeper in debt. Many times even the most promising prospect will drop out at the last minute so there's no certainty for you and you could be left in the lurch and have to continue your mortgage payments.

How is it different if we sell the house to you?

We can get you into a better situation quickly because we want to buy the house from you, not list it, and we can do this immediately. We can also help you deal with your mortgage lender, something that a REALTOR doesnt handle.

How quickly can you get the transaction finalized?

Typically within a week or less. That's because were going ahead and buying it, not listing it. So we skip the lengthy listing and "finding the perfect buyer" process.

What happens to my mortgage once you buy the house?

As soon as the sale is finalized, we begin making your mortgage payments.

How can I be sure that youll pay the mortgage?

There's no reason for us not to pay the mortgage! This is our business and we would never put our reputation for honesty and integrity on the line. Our goal is to help you out of a sticky situation! If you need more assurance, we can set it up so that payments are made through a third party escrow company who would collect from us and pay the lender. And of course, you can go directly to the mortgage company's website and check to make sure we are making the payments.

Are you a REALTOR?

No and we are not affiliated with any real estate companies. We are real estate investors. That means we buy and sell houses for ouselves.

Do you charge fees or commissions to sell my home?

No. When we agree to buy your house, you never pay any fees or commissions.That means no REALTOR's commission, no closing costs, no hidden or unexpected costs. We even take over the costs of inspections, appraisals, surveys, title insurance, recording fees etc. You know up front exactly how much money youll have in hand when the transaction is over.

How much will you pay me for my house?

We wont discuss that with you until we know more about the house and your situation. It depends on many factors including the condition of house, any renovations required, and the value compared to other houses in the area.

Do I have to accept your offer?

No. When we make an offer, it is entirely up to you whether to accept it or not. You are under no obligation at all.

What kinds of houses do you buy?

What is an "ugly" house?

This is a term used in real estate to describe a house that is more than just visually unattractive. It can refer to defects in a house including hidden structural damage.It can also refer to different aspects of the current mortgage that make it undesirable for the current owners, or to a neighborhood that is not desirable e.g. high-crime, long commute to work.

Do you buy "ugly" homes?

Absolutely! Once we decide to buy your house, we buy it "as is." We may then choose to fix it up, resell or rent it out.

Will selling my house stop foreclosure?

YES! If we get into action early enough in the process. Once the foreclosure process has reached a certain point however, it cannot be stopped.
